HER Cincinnati is hiring a full-time Maintenance and Facilities Manager for the Anna Louise Inn and the Cincinnati Scholar House.

The position will work 40 hours weekly, typically Monday through Friday, and be on-call for night and weekend emergencies. The starting pay rate is $27.00 per hour, and overtime is paid after 40 hours worked Sunday through Saturday. Benefits are available on the first of the month after the hire date.

The work locations are Anna Louise Inn, 2401 Reading Road, Cincinnati, OH 45202, and Cincinnati Scholar House, 929 E. McMillian Street, Cincinnati, OH 45206.

ABOUT THE POSITION:
Lead the building and apartment maintenance for 129 units in two properties. Responsible for performing maintenance duties for the interior and exterior of the buildings to maintain health and safety standards and physical conditions of the buildings.

Specific duties of the front desk position include but are not limited to:

• Responsible for taking inbound work orders and ensuring completion and follow-up.
• Contact/hire outside vendors as needed.
• Evaluate building systems to plan work assignments and project schedules.
• Create and execute preventative maintenance tasks as necessary during the year.
 • Develop maintenance procedures and schedules.
• Oversee the proper care of all equipment and supplies inventory.
• Ensure maintenance and repair work is completed correctly and promptly.
• Assist with departmental budget estimates and costs of specific repair projects.
• Maintains outside of premises, including grounds and salting sidewalks in winter.
• Maintains heading, plumbing, boiler, and electric systems; air conditioning units and central system; security and fire alarm system, with the aid of approved contractors.
• Assists with evacuation and residential needs for fire drills.
• Responsible for interior painting as assigned by the Director of Housing.
• Maintains residential door locks (including lock changes and new keys).
• Is on-call for maintenance emergencies.

REQUIREMENTS:

• A high school diploma or GED is required.
• At least two years’ experience in building maintenance or facilities management in a residential-type setting.
• Extensive knowledge of building systems such as electrical, HVAC, and plumbing.
• Knowledge of tools, materials, and equipment; ability to lift up to 80 pounds.
• Working knowledge of Microsoft Office applications.
• Strong customer service, time management, and communication skills; analytical and problem-solving skills; enthusiasm for taking on challenges, formulating plans, and executing; self-motivated with the ability to work independently; flexibility in responding to various responsibilities and adapting to changing priorities.
• Proof of valid driver's license and auto insurance is required for agency travel.
